10 STEPS TO BUILDING A CUSTOM HOME IN THE OAKS
STEP 1: INITIAL CONSULTATION
Contact us today at (580) 917-2706 to schedule a free consultation. We would be happy to meet with you to discuss the specifics of what you are looking for and show you some of our floor plan and design options.
STEP 2: FLOOR PLAN SELECTION
We have a book of floor plans that you can choose from or we can can design a new custom plan just for you. A deposit is required for a custom drawn plan and will be applied towards the total cost of the house. If you already have a floor plan that you want to use, we would be happy to look at it.
STEP 3: HOME SITE SELECTION
Select your desired lot within The Oaks. Water view…nature view…morning sun? You name it, the perfect location is awaiting you!
STEP 4: QUOTATION
Once your floor plan, lot and features are decided upon, we can give you an exact quotation for the total cost of construction. It will be in writing upfront exactly what you will be getting with your home and what it will cost to build. There will be no surprises later on.
STEP 5: CONSTRUCTION PAPERWORK
Once we have finalized the details we will complete the paperwork to get started with building your new home.
STEP 6: FINANCING SETUP
A construction loan will be set up in your name with a local bank. Draws will be made from this loan during the construction process. We can help you set up the loan so that no payments will be due from you. When the house is complete, the construction loan will be paid off with the permanent financing that you will arrange with a mortgage lender. The construction loan paperwork takes about a month to process. When it is ready, we will close on the lot and ownership of the land will be transferred to you. We will then be ready to being construction.
STEP 7: GROUND BREAKING AND CONSTRUCTION
The construction of your new home will begin! Build time will take approximately six months. Sit back and relax while we handle all the details. You will receive regular updates on the status of your home. Your home will be built to adhere to a strict set of building codes verified by licensed city inspectors throughout the construction process. This will ensure sure you have a home designed and constructed to meet the unique geographical needs of Southwest Oklahoma.
(Homes built OUTSIDE the city limits are NOT subject to any codes. This is not good for the buyer. We only build in The Oaks, which is inside the city limits)
STEP 8: SELECTIONS MEETING
Shortly after construction commences we will meet at our design center to make your material and color selections. Do you like modern, traditional or somewhere in between? Let the fun begin while we help you custom design the perfect home just for you! We have an expert team of designers that will help you with every decision ensuring you will have a beautiful finished product that suits your taste perfectly!
STEP 9: NEW HOME ORIENTATION
When your home is complete we will arrange a homeowner orientation. We will walk through your new home together to answer any questions you may have and demonstrate all of the new and efficient system you will soon be enjoying!
STEP 10: CLOSING and MOVE IN
Once the certificate of occupancy has been issued by the city a time and date will be set up for closing. At this closing your permanent financing will be set up which will pay off your construction loan. The keys will be all yours!
